| The
Planning Commission is engaged in land use development management and
the regulations that govern the process. The Commission reviews and
approves all subdivisions proposals. The Planning Commission reviews
and updates the Zoning Ordinance, Subdivision Regulations and the
Comprehensive Plan. The Commission creates and adopts plans for the
planning, improvement and redevelopment of areas within the Town. The
Commission has the power and duty to: |

Review and make
recommendations to the Town Council on proposed Zoning
Ordinance and zoning map amendments |

2. |
Hear and decide on
applications for site plan approval where Planning
Commission approval
is required; |
| |
3. |
Authorize upon
application the following: planned business district site plan, site
plan, multifamily development, planned village
district development, planned unit
development, cluster development and residential compound development;
and |
| |
4. |
Review and make
recommendations on zoning board applications of special use permits and
variances upon request from the director or the zoning board of
review. |
| |

|
The Planning Commission meets regularly on the first and third Tuesday
of each month and holds special meetings when necessary. The Town
Planners provide staff assistance to the Planning Commission. |
