Projects in the Pipeline
The following spreadsheet lists projects that are currently under review by the Department of Planning and Development. This list includes all current residential and commercial development applications that are under review, construction, or that recently completed construction. This list is a complete status of the development and its location, plat and lot information, the number of residential units where proposed (with bedrooms noted where applicable or as limited per an approval), the commercial square footage where proposed, and the stage of review. Each project has a file for each stage of development available for review in the Planning Department.
300 Fletcher Road
A pre-application plan has been submitted for property located at 300 Fletcher Road. The subject property contains one single family dwelling and has been used for agricultural purposes for many years. There are approximately 40 acres of land with 31.63 acres of suitable land. The applicant has submitted a yield plan showing 15 lots and a conservation plan showing 18 lots. A full set of the pre-application plans are available for review along woth the project narrative.
A revised preliminary land development project application has been submitted for the Reynolds Farm property located on Post Road. This projects is proposed as a mixed use development to include commercial and residential uses. The following plans and studies have been submitted as part of this application:
Harbor View (formerly Wickford Harbor Estates)
A preliminary plan submission has been submitted for a conservation subdivision entitled Harbor View (formerly Wickford Harbor Estates) located on Post Road in the vicinity of the Chamber of Commerce building. The subdivision is proposed as a 20 lot major conservation subdivision on Assessors Plat 119 Lots 11, 28, and 51. The combined acreage for the subject properties, zoned Neighborhood Residential, is approximately 23.5 acres. A full set of the submitted plans can be viewed by clicking here.
The Preserve at Rolling Greens
A master plan application has been submitted for the Preserve at Rolling Greens. This application is for a mixed use development to include retail and residential uses. The following project documents are available for review:
Slocum Farms is a proposed major subdivision for land located on Dry Bridge Road, AP 78 Lots 1, 45, and 47. The application has been submitted for the master plan stage and will include 21 units of housing and associated commercial agricultural activity. The subdivision and land development plan for the property will be divided into to two phases. Phase one of this proposal includes AP 78 Lots 45 and 47, approximately 20.78 acres. This portion of the development is proposed as an 8-lot, 9-unit conservation subdivision with associated open space. One of the lots is proposed to include a duplex in order to incorporate the required inclusionary zoning unit. Phase Two of the Slocum Farm development pertains to AP 78 Lot 1, a parcel of 237,039 square feet which contains all existing structures. The existing structures include a 20-man barracks, multiple greenhouses, water pump house, 3 bedroom dwelling, and two existing farm buildings. North Ridge is a proposed twelve (12) lot major conservation subdivision comprehensive permit located on School Street being Assessor’s Plat 155 Lot 6 in a Neighborhood Residential (NR-40) zone and Groundwater Overlay Zone 2. Hamilton Allenton Estates
The applicant for Hamilton Allenton Estates proposes a conservation development containing 11 residential units, by constructing three duplex buildings, one triplex, and utilizing the existing structure (to be renovated into a duplex). The proposed units will gain access from an entrance along the existing driveway. The residential units will be located on 5.14 acres (5.01 upland and .13 wetland), the northern portion of the property. A conservation easement will be placed on 24.68 acres (10.97 acres upland, 13.71 wetland), and the southernmost portion, 3.11 acres (1.92 acres upland, 1.19 acres wetland), of the property is proposed to be deeded to the town. A development plan application has been submitted by the Wal-Mart Real Esate Business Trust to expand the existing Wal-Mart located on Ten Rod Road in North Kingstown. The applicant is proposing to expand the existing business by approximately 20,000 square feet in order to add a food/grocery component to that location. A development plan preapplication has been submitted for property located at 1300 Old Baptist Road. This project is proposed to include one 13,950 square foot building and associated drive-thru. The following plans have been submitted as part of this application:
Commons at Frenchtown Road
A land development plan application has been submitted for the Commons at Frenchtown Road. This project is proposed as a mixed use development to include retail, other commercial and residential uses. The majority of the project will be located on Frenchtown Road in North Kingstown however a portion will also be located East Greenwich.
